  My Husband and I decided after entertaining for the holidays we would like to have some quiet time for the New Years weekend. We were fortunate to get a Penthouse at the Royal Palms. The condo was in great shape and the location was even better. I highly recommend the Royal Palms at Gulf Shores.

  We had an awesome time! Love this property! It still needs major kitchen updates, and actually has needed this for a few years now. I usually have to bring items from home that really should be provided. BUT, that has never kept me from enjoying my time there!

  Great location,good place to stay.However,the screen door was ripped all the way off on the bedroom sliding door.The balcony chairs is in poor shape(could not sit in the two chairs that swivel and rock.)The cabinets also need to be worked on.Overall still
  a good place to stay if you love the beach.

  This unit is in a great locations. We have stay here twice love the views. Not sure I would pick this unit if it was not for the views from the balcony. Lots of mainteance issues and the carpets have seen better days. Unit need lots of mainteance updates
  that were there 2 years ago. The unit is very roomy and watching the sun rise over the pier is beautiful. Best balcony in the area.

  Once again, we had an amazing time during our week stay at Royal Palms! It was extra special this year cos we had our youngest grandchild 16 months) with us, and he was able to enjoy the experience. The condo was wonderful, but still needs a few specific
  items in the kitchen. I usually bring a few things from home, just in case. Overall, we LOVED our stay! I look forward to another trip!

  What an amazing condo with an amazing view. We were a little worried because some of the previous reviews had stated that it was not clean. They have changed cleaning companies and it was spotless. Bender Reality was great, fast and efficient. The condo is the last one before the state park so it was much less crowed on our end. If you are coming to cook, you will need to bring a few things like a cutting board.

  Royal Palms had a perfect location. We watched fireworks from balcony and was outstanding. Only negative was 2nd bathroom the shower was dripping out, no pressure at all, but everything else was wonderful.

  great view as always from the balcony.Unit needs to be cleaned!Floors were dirty,dust buildup in areas,dead bugs in all rooms and live spiders.unit needs some minor repairs to balcony chairs,bathroom drawers and the overhead fan in the bathrooms need a seperate on/off switch as they make too much noise.

  The location and amenities of the Royal Palms is wonderful. BUT the filth in the condo is another story. Our feet were dirty walking on the floors from day one. Bathrooms need to be scoured. The same old rug stains as last year. Furniture and lampshades in bedrooms were full of dust. We cleaned the place ourselves. The cost of cleaning keeps going up but the quality is going down, why? I love this unit and maybe someone will read this and make some changes for next year. I rented it again for the shrimp festival but will bring my cleaning supplies.

  We enjoyed our stay overall, anyway we were not able to go in the gulf because of the oil. The condo was great, but I would suggest taking inventory of the kitchen. It is lacking several basic things, and also some repairs are a little overdue. The utensil drawer is completely broken in the kitchen and actually ended up falling on my daughter's foot. In the bathroom, also, the drawer pulls need repair. We love Gulf Shores, and love this condo, and had a great time!

  Stayed in this unit previously and was in much better condition. Bedroom carpets need to be replaced or at the very least cleaned. Exhaust fans in bedroom baths not working.

  We enjoyed the balcony and the view. The property is located in a very desirable location if you like privacy. Fantastic view of the gulf. Short distance to the pier. Restaurants close by. The only thing that would make it better for business people is internet in the unit. If we had not had internet capable phones, on line communications and email would have been difficult. Otherwise everything was great. The Bender staff is always helpful, courteous, and quick to solve any problem that might arise.

  This condo was amazing. Corner unit with wrap around balcony. Unbelievable view up and down the beach. Convenient to everything. We will definately be staying there again. Very few downsides, but there were a few. Oven cooked VERY uneven. Almost like the bottom was on high and the top didn't work. Had to flip everything cooked in the oven. TV in living room not good. You could only see it from chair & couch, not recliners. 4 adults not comfortable watching it. Need flat panel on swivel base. Current tv way too heavy to pull out and swivel.

  Being the last building on that section of the beach was awesome. Looking right was buildings as far as the eye could see but when looking to the left from the balcony there was the state pier and sand. I hope to stay at the Royal Palms for many years to come.

  My recent vacation to Gulf Shores has proved to be another excursion in paradise. We have always enjoyed Gulf Shores and try our best to stay at the Royal Palms, 1403 is the absolute best. The beaches are beautiful, I like the laid back atmosphere and easy going way of life. The food in the local restaurants is always good. I would love to be on a permanent vacation, but I must work to be able to enjoy vacations like this from time to time.

  This was a beautiful unit with a wrap around balcony facing the State Park to the east, rather than a row of buildings. The view was amazing. We had a great time and will definitely request this unit again.

  Overall, the condo was clean, but there was what seemed like an inch of dust on mirrors, pictures and furniture.
  
  We also had a tremendous storm early one morning and the wind blew water under the entrance door. Weatherstripping should be installed to prevent water damage to the carpet in the bedroom adjacent to the etnry door.

  great place to stay. room should have been cleaned better. Lots of dust on lamp shades,ceiling fans and walls. otherwise conditions are good. one bad experience-hurricane ike blew by on thursday,they shut off the elevators without notice. we had to walk down 14 floors and they would not tell us when they would be back in operation. got no help from bender since they did'nt manage the we left 2 days early rather than walk up and down 14 floors.

  We have been coming to Gulf Shores for twenty years. Our babies have grown up coming to the beautiful beaches of Gulf Shores. We love the stay at the top of Royal Palms. The view is awesome and the beach access is second to none! In this unit every window looks out over the water. We just completed our second stay at this same unit and will be return customers in the future. Of course we never stay long enough and leave there sad every time. • Every year 6 friends spend a long weekend in Gulf Shores for the Shrimp Festival. We love the Royal Palms because it has all the amenties we want and it is in walking distance of the festival. Royal Palms - number one choice.

• Stayed in this condo several times. Love the facility and location but the condo needs updating; kitchen and baths. New 'beach type' furniture, not someones old 'leftovers' would help! Going to Martinique this year, condos are much nicer!!
